SAP Assessments
Standard Assessment Procedures (SAPs) are used to demonstrate compliance with L1 of the Building Regulations and are a mandatory requirement for any new dwelling being constructed. A SAP assessment covers 5 criterions namely carbon dioxide emissions, U values, services, lighting and overheating.

SBEM ASSESSMENTS – Commercial Developments
For all proposed non-dwellings/commercial properties, a similar assessment to the SAP procedure is used to demonstrate thermal compliance. This tool is known as SBEM (Simplified Building Energy Model) and is the method used to calculate the carbon efficiency of the proposed building.

Energy Performance Certificate (EPC)
As from 1st October 2008 there is a legal requirement for every commercial building being offered for sale, let or rent to have an Energy Performance Certificate (EPC) BEFORE it can be marketed. Having already been introduced on larger buildings from April this year, EPCs are (from October) mandatory on all commercial buildings regardless of size.

Air Pressure Testing
Under the revisions to Part L1A of the Building Regulations, there is a mandatory requirement to carry out an air tightness pressure test on any new dwelling. Our experienced and qualified surveyors will liaise with your construction programme and visit your site to carry out the test in an efficient and professional manner.

BBS Building Control (Corporate Aproved Inspectors)
Through our Business Partners BBS Building Control Ltd, we are able to provide an alternative to using the Local Authority for Building Control in the South West. BBS Building Control is a leading Corporate Approved Inspector approved by the Construction Industry Council (CIC) for providing Building Control services on all types of construction projects.

BREEAM Commercial
We are now able to provide a full BREEAM assessment service for office, retail and industrial developments should you require a rating for funding, client or planning purposes. Our growing experience in this field in conjunction with our long term experience in Building Regulations approval is aimed at reducing your management time in fine tuning your design to these stringent standards.

Building Regulations Consultants
We have fully qualified Building Control Surveyors with many years expertise in dealing with the Building Act, the Building Regulations and associated legislation. We will assist you in preparation of schemes of any size, nature or complexity.

Accoustic Testing
To meet the demand for domestic pre completion sound testing we are now pleased to be able to offer this service through our business partners. Acoustic testing can be carried out on all new walls and floors required to satisfy Part E of the Building Regulations.

Fire Risk Assessment - Commercial Properties
Under the provisions of the Regulatory Reform (Fire Safety) Order 2005 (RRFSO) there is a requirement for any commercial property to have statutory Fire Safety design and management information in place prior to the buildings first occupation. This also applies to existing buildings. In many cases clients are only being advised when projects are almost complete – forcing them to find extra last-minute funding.

Heat Loss Calculations
With a number of house holders extending their properties and a desire for high amounts of glazing, it can sometimes be difficult to keep the area of openings (windows, doors and roof lights) below the 25% of the floor area permitted under the Building Regulations.

Sustainable Homes Code Assessments
The Code for Sustainable Homes (CODE) is an environmental assessment system for new housing in England, which has been developed and administered by the Building Research Establishment (BRE) on behalf of the Department for Communities and Local Government (DCLG).
