Eircom Retail Complex Contract Progresses

A €14m retail complex in Dublin is rapidly moving ahead with news that local firm, Precision Construction Limited has begun the main construction works involved with the development of the two-storey retail building at the former Eircom Site, Navan Road, Cabra.

The proposed development has a gross floorspace of 8,499 square metres and will consist of the construction of a two-storey structure with mezzanine level incorporating: a retail unit (5,474 square metres gross retail area /3,492 square metres net retail area) including external signage, alcohol sales area, bulk store and cage marshalling area located on the first floor with ancillary administration offices and staff facilities at mezzanine level.

The project also includes: a café unit (274 square metres) at mezzanine level, circulation space to include an atrium at basement, ground and first floor levels, an ancillary substation, pump house, sprinkler tank and ancillary plant, a service yard at first floor level.

Other works comprising of 426 car parking spaces to be provided at basement and ground floor level, the re-alignment of the existing site entrance road and Rosecourt Way off the Navan Road, a new pedestrian crossing on the Navan Road; and all ancillary landscaping, site development works (including the demolition of all existing structures on site and the removal of the boundary wall along Dunard Road) and site services.

Work is currently progressing on site and is due to near completion during November 2011.

The value of the scheme is in the region of €14,000,000. Sub-contractors are due to be appointed shortly with mechanical and electrical work commencing on site during late May 2011.
