Applications for an initial 66 affordable purchase homes at Dublin 7's Montpelier development will be welcomed from June 11, 2025.
The Montpelier development, formerly O'Devaney Gardens, has seen Dublin City Council partner with Bartra and Tuath Housing to deliver 1,044 new homes just 3km away from O’Connell Street. The social and affordable homes will be delivered by Dublin City Council, and the cost rental homes will be delivered by Tuath Housing.
The development is being delivered in phases and, as well as A-rated homes, will encompass new parks, dedicated community spaces, shops, a café and a crèche. The first phase of the development will be completed in 2026 and will comprise of 379 A-rated social, affordable and cost rental homes.
The first 66 affordable purchase apartments will be ready for occupation in February 2026, when facilities such as creches and shops will already be on site.
Discussing the process, Lord Mayor of Dublin, Emma Blain said: "This is an exciting milestone in our efforts to provide high quality affordable homes in the city centre for people who would not otherwise be able to afford them. The delivery of Montpelier is the beginning of a new phase in the life of this community and will create a stronger, even more energetic neighbourhood for those who make it their home."

The first 66 affordable purchase homes at Montpelier will be available at an average 20% reduction to the open market values of a similar home through the Affordable Purchase Scheme.
The price of the one-bedroom apartments will start at €257,900 for a ground floor unit rising to €270,000 for the upper floors (fourth and fifth). Those with a gross household income in the range of approximately €58,000 to €72,000 will be considered for these homes.
The two-bedroom ground floor apartments start at €334,000 rising to €356,800 for the upper floors. Those with a gross household income in the range of approximately €75,000 to €91,000 will be considered for these homes. Households on lower incomes, who have additional savings, may also be eligible to apply.
