Limerick Twenty Thirty (LTT) is set to commence the first phase of the landmark Cleeves Riverside Quarter (CRQ), a €400million urban redevelopment project spanning ten acres in Limerick city.

Phase One will include enabling works and the delivery of approximately 230 residential units and 270 purpose-built, professionally managed student accommodation units, along with 300sqm of commercial space.

Designed to best-in-class standards, this phase will focus on high-quality living environments, enhanced public realm features with riverside landscaping, a crèche, and proposed uses for the adjacent Shipyard site—including a flood-resilient garden and residential car club facilities. The initial phase addresses urgent housing demands while integrating vibrant, functional community infrastructure.

This marks the start of what will be the largest inner-city development in Limerick and one of the largest urban regeneration projects in Ireland, with development taking place over a six-year timeframe. The project has already secured €35m in funding through the Urban Regeneration Development Fund (URDF).

Ahead of the planning application submission to An Bord Pleanála this September, LTT will host a two-day non-statutory public consultation to gather feedback on the Phase One plans. The consultations will take place at the CRQ on Wednesday, June 4 (6pm–8pm), and Thursday, June 5 (12pm–2pm). Members of the public are invited to view and comment on the proposed residential and public realm designs.

Commenting ahead of the public engagement, Mayor of Limerick John Moran said: "The Cleeves Riverside Quarter Project has the potential to transform our city. A key part of the More for Limerick Mayoral Programme is to drive on this and other projects, such as the Opera Square site which the Government recently committed funding to.

"It's clear we are seeing action on unlocking some of these potentially game-changing projects for Limerick. Now the Cleeves project has progressed the to a critical stage, it is important to hear what the people of Limerick would like to see. I’d strongly encourage people to come along to the Cleeves Riverside Quarter next week to give their thoughts on what Limerick Twenty Thirty is developing."

The Cleeves site is synonymous with Limerick's industrial heritage, dominated by its 142ft red-bricked chimney stack, a remnant of what was once Ireland’s largest industrial complex—the Cleeves Condensed Milk Company. It was also a significant site in the Limerick Soviet of 1919. The CRQ development aims to honour this legacy while delivering a new, vibrant neighbourhood that reconnects the city with its riverfront.

The public has previously been consulted on the masterplan, and this consultation marks a key pre-planning milestone for the transformational project.
