Construction Commences On 169 New Dublin Homes

Castlethorn, one of Ireland's leading homebuilders, has begun work on the Rathborne Crossing development in Dublin 15, delivering 169 new homes in partnership with Dublin City Council, the Department of Housing, Local Government & Heritage, Aurium Capital and Ingka Investments.

The scheme will provide a mix of one-, two- and three-bedroom apartments and duplexes, with 86 units acquired by Dublin City Council on completion through funding from the Department of Housing. The remaining 83 homes will be made available for purchase through the Croí Cónaithe (Cities) Scheme and the First Homes Scheme.

Rathborne Crossing has been enabled by a €73m investment from Ingka Investments, managed and deployed by Aurium Capital. Construction is being led by Castlethorn, with the first block due for completion in November 2026 and the final phase in 2027.

Designed to meet Nearly-Zero Energy Building (NZEB) standards, all homes will achieve an A2 BER. Sustainability features include advanced insulation, air source heat pumps, solar panels, and EV charging provisions. The development will also provide communal green spaces, playgrounds, a crèche, and strong transport links to Dublin city centre.

Speaking at the project's launch, Lord Mayor of Dublin, Councillor Ray McAdam, said: "The ceremonial event marking progress at Rathborne Crossing is a welcome milestone in our ongoing work to deliver sustainable and inclusive housing in Dublin. This development will provide 169 high-quality homes and stands as a strong example of what can be achieved through effective collaboration between local government and private partners."

Minister for Housing, Local Government and Heritage, James Browne TD, added: "I am determined to see more excellent developments like this delivered at pace and at scale. As a mixed-tenure development here in Rathborne Crossing, which includes social homes and build-to-purchase apartments, this delivery is essential to my commitment in building homes for people to grow up and grow old safely and securely in."
