Minister for Housing, Local Government and Heritage, James Browne TD, has officially launched the first new homes at Barracksfield West in Naas, Co. Kildare.
Delivered by the Land Development Agency (LDA) and Kildare County Council (KCC) on the former Devoy Barracks site, and built by Andrews Construction, the scheme will provide 219 A-rated affordable homes comprising terraced houses, duplexes and apartments.
In total, the project includes 42 three-bed houses and 177 apartments and duplexes. All homes will be offered through Affordable Purchase, Cost Rental or Social housing schemes.
The initial release features 66 homes: 42 three-bed houses, 12 two-bed duplexes and 12 one-bed apartments. All houses come with gardens, while apartments include balconies or terraces.
Located on John Devoy Road to the south-west of Naas town centre, the development has strong transport links to Dublin and nearby towns, with convenient access to the M7 and M9.
On completion, residents will benefit from communal open spaces, bicycle parking and a crèche.
The 66 homes launched today will be available to eligible purchasers via the Local Authority Affordable Purchase Scheme, jointly managed by KCC and the LDA. Applications will be accepted via an online portal which will go live on Wednesday 26 November 2025 at 10am.
With Government supports and equity contributions applied, Affordable Purchase prices start from €243,477 for one-bed apartments; €292,933 for two-bed duplexes; and €365,216 for three-bed houses. The scheme operates a shared equity model that reduces the upfront cost, with KCC holding an equity stake until it is repaid or the property is sold.
The remaining 153 homes are scheduled to be made available in 2026.
