The Land Development Agency (LDA) has received planning permission for 285 cost-rental and social homes at the Gasworks site on Dock Road in Limerick.
Approval from Limerick City and County Council allows the LDA to move forward, with construction targeted to begin in early 2027.
The project, on land being transferred by Gas Networks Ireland to the LDA, will comprise 142 one-bed, 127 two-bed and 16 three-bed apartments across three buildings rising from five to eight storeys.
Amenities include a new public plaza, landscaped areas, children's play spaces, retail units and a childcare facility. Heritage elements, including the freestanding limestone wall facing Dock Road, will be retained and integrated into the design.
The site sits beside the Dock Clock and is less than a 15-minute walk from Limerick city centre. It is served by existing bus links to primary and secondary schools, the University of Limerick, University Hospital Limerick and Crescent Shopping Centre. The plans also provide for bicycle parking and surface-level car spaces.
Reaching this stage follows almost a decade of remediation and environmental monitoring overseen by Gas Networks Ireland and the Environmental Protection Agency to make the former gasworks safe for redevelopment.
The decision marks another milestone for the LDA's programme in Limerick, following the recent launch of cost-rental homes at The Mills in Castletroy earlier this year.
