Applications Open For Cost Rental Homes At Oscar Traynor Woods

Dublin City Council and Clúid, Ireland's largest Approved Housing Body, have opened applications for 56 new Cost Rental homes at Oscar Traynor Woods in Dublin 5.

The first tranche of homes in the Coolock development marks the initial opportunity for prospective tenants to apply for Cost Rental in this mixed-tenure neighbourhood.

Applicants can apply online at www.cluid.ie for new, A-rated two- and three-bedroom houses, including detached, semi-detached and terraced options. Monthly rents are set at €1,547 for each of the 20 two-bed homes and €1,784 for each of the 36 three-bed homes, at least 25% below comparable market rates. Residents will also benefit from secure, life-long tenancies and professional, responsive management and maintenance.

Residents living in Oscar Traynor Woods will not only be living in new A-Rated homes with affordable rates, they will have peace of mind knowing that their rental tenure is secure and long term. Together Dublin City Council and Clúid are creating a neighbourhood that reflects real change in delivering mixed tenure homes with excellent amenities and green spaces."

Averil Power, Chief Executive Officer of Clúid, said: "At Clúid we're well aware of the difficulties facing those trying to find a secure, good value home in the private rental sector. We're therefore delighted to open applications for the first phase of our Cost Rental homes in Oscar Traynor Woods. With rents at least 25% below the market rent, this is a great opportunity for individuals and families to enjoy a secure, long-term tenancy in a brand new, high-quality, mixed-tenure development, close to all the amenities of Dublin City."

She added: "We expect the successful applicants of this first phase to begin getting their keys from February. We’ll be opening applications for the subsequent phases throughout 2026. In total, there will be 340 Cost Rental homes – a mix of houses, apartments and duplexes – available in Oscar Traynor Woods."

Developed in partnership by Dublin City Council, Clúid and Glenveagh, with support from the Department of Housing, Local Government and Heritage, The Housing Agency and the Housing Finance Agency, the wider project will also deliver 342 social homes (owned and managed by Clúid), 168 affordable purchase homes (administered by Dublin City Council), a crèche, play area, parks, and a civic square with a community building.

Clúid has also opened applications for 23 additional Cost Rental homes in Drogheda, Co Louth. Clúid manages over 900 Cost Rental homes across Dublin, Cork, Kildare, Kilkenny, Meath and Laois and expects to deliver more in 2026.

Cost Rental is designed for households that do not qualify for social housing or supports such as HAP but struggle with open-market rents. Rents are set at least 25% below local market levels and are based on covering the long-term cost of construction, financing, management and maintenance. To qualify, applicants must meet criteria including a net household income below €66,000 in Dublin (€59,000 outside Dublin), not receiving social housing supports, the ability to afford the rent, not owning a property, appropriate household size for the home, and all household members being resident in Ireland at the time of application.
