The Dublin housing supply pipeline has maintained its strong momentum, with the overall stock of residential planning permissions rising to 78,658 units, according to the latest quarterly figures.
The data indicates that the high volume of housing commencements from recent years is progressing steadily into the construction phase. This trend is particularly evident in the apartment sector, with 24,246 apartments actively under construction across the capital.
During Q1 2026, on-the-ground activity intensified as 15 new developments became active, adding 1,493 homes to the construction pipeline. Concurrently, 19 housing schemes reached full completion, introducing 2,141 new homes to the property market. In total for Q1 2026, there are 31,936 homes either fully built or actively under construction across 202 live sites.
Minister for Housing, Local Government and Heritage, James Browne TD said: "These results demonstrate sustained progress in activating Dublin's housing pipeline and I want to see this continue robustly. The continued rise in permissions, combined with strong levels of onsite activity, shows that the system is moving in the right direction and that homes are being delivered at scale."
The quarterly report also highlighted positive shifts in planning system efficiency. The number of housing units awaiting a planning decision fell to 13,647 in Q1 2026, representing a 5% decrease year-on-year. This is a substantial reduction from the peak backlog of 34,410 pending units in Q4 2022, demonstrating that increased government funding and resourcing for An Coimisiún Pleanála has successfully cleared the backlog.
Minister for State with responsibility for Planning, John Cummins TD said: "The reduction in pending applications is a clear sign that targeted investment in planning capacity is working. Faster decisions mean greater certainty for local authorities, investors and developers, and ultimately support the timely delivery of new homes."
