€150m-Plus Fitzwilliam 28 Brought To Market In Major Dublin Office Sale

Savills has launched the sale of Fitzwilliam 28, an award‑winning 135,000 sq ft office building in Dublin’s Central Business District, fully let to SMBC Aviation Capital and guiding in excess of €150 million, with a net initial yield of around 4.70%.

Savills said Fitzwilliam 28 is the "finest office investment ever offered to the Dublin market". The property occupies a landmark position in the heart of the city’s CBD and offers best‑in‑class accommodation across approximately 135,000 sq ft.

The building is fully let to SMBC Aviation Capital Limited, a leading global aviation financing platform, providing investors with long‑term, blue‑chip income. Annual rent is about €7.7 million, equating to a net initial yield in the region of 4.70%, with a rent review due in December 2026 that offers potential for further rental growth.

With a WAULT to expiry of 12.2 years, the asset provides secure, long‑dated income. Widely regarded as Dublin's premier super‑prime office asset, Fitzwilliam 28 and the wider scheme have won multiple design awards.

Designed and built with sustainability in mind, the building holds BER A, LEED Gold and NZEB credentials. Occupier amenities include 19,000 sq ft of roof terraces, gardens and landscaped courtyards.
