Savills Launches 'Ballsbridge Collection' To Market For €34m

On the instructions of joint receivers Ken Fennell and Brendan O’Reilly of Interpath, Savills has brought The Ballsbridge Collection to market with a guide price of €34 million. The offering comprises two adjoining standalone office buildings — 23 Shelbourne Road and Shelbourne House — at the heart of Ballsbridge, one of Dublin’s most prestigious business and residential districts.

Together spanning about 88,000 sq ft on a 1.2-acre site, the assets combine immediate rental income from established occupiers with considerable scope for asset management or repositioning. They are for sale by private treaty, available either as a single lot or in multiple lots.

23 Shelbourne Road is a six-storey, 25,329 sq ft office building, refurbished in 2016 and currently multi-let to seven tenants, generating an annual rent roll of €1.06 million. Suites range from approximately 1,400 to 5,400 sq ft, matching current occupier demand in Dublin 4. One floor is vacant, and the occupied space has a WAULT of circa 1.65 years to break and about 3.65 years to expiry. A recent BER pathway report indicates a cost‑effective route to upgrade the building from a C1 to an A3 rating.

Shelbourne House extends to 62,903 sq ft over seven storeys. It counts the Office of Public Works (OPW) and the Malaysian Embassy among its occupiers and produces €2.01 million in annual income on a short‑term basis. With several vacant floors, it presents extensive opportunities for asset management, refurbishment or repositioning, subject to planning permission.

Situated on Shelbourne Road, minutes from the city centre, DART stations and leading cultural and sporting venues, the properties benefit from excellent connectivity and amenities. The neighbourhood hosts major occupiers including Meta, Avolon and BlackRock, underscoring its status as a prime Dublin office location.

RKD Architects have prepared feasibility studies examining multiple future pathways, including refurbishment and extension, partial redevelopment, and the wholesale redevelopment of the full site. Potential uses encompass residential, hotel, student accommodation and office, all permitted or open for consideration under Z1 zoning.

The opportunity also supports sustainable development objectives, with options to reuse existing structures and reduce embodied carbon, particularly in the case of Shelbourne House.
