Dublin Bus has appealed a Dublin City Council decision to allow a Petrogas Engineering development beside its bus depot on Conyngham Road.
The Dublin 8 project along the Liffey would see the construction of 81 apartments, six retail and commercial units, 2,500 sq m of offices with a crèche and a river walk.
The four buildings proposed would vary between six to nine storeys tall.
However, Dublin Bus has appealed on the basis that any future development of its depot and garage, situated next to the proposed site, would be "materially affected".
An Bord Pleanala previously refused a application from Petrogas for the site, involving 143 apartments, 1,200 sq m of offices and three commercial units.
