GRAHAM's Interior Fit-Out division has been commissioned by the Department of Foreign Affairs and Trade to deliver the fit-out of the new Ireland House at 10 Spring Gardens, part of The Crown Estate's West End portfolio between The Mall and Trafalgar Square in central London. The five-floor programme is due to begin shortly and is scheduled to complete in summer 2027.
When finished, Ireland House London will bring together the Embassy of Ireland, including the public-facing Citizen Services Office, alongside three of Ireland's State Agencies: Bord Bia, Enterprise Ireland and IDA Ireland. A new main entrance foyer and reception will be located at first-floor level, approached via Carlton House Terrace.
GRAHAM will create office accommodation for each Team Ireland partner—providing new workspaces, storage, kitchen facilities, meeting rooms and event space—and will install new mechanical, electrical and public health systems. The scheme adds a diplomatic building to GRAHAM's portfolio and builds on the company's track record across multiple sectors.
Neil Dickson, Interior Fit Out Contract Director at GRAHAM, said: "Ireland House is a significant addition to our growing portfolio and an excellent example of the complex, high-quality environments our specialist interior fit-out team is equipped to deliver.
"The project requires the careful coordination of five floors of office accommodation, public-facing and event space, alongside the installation of new mechanical, electrical and public health systems. Our experience in managing technically demanding fit-out programmes will be central to creating a modern, functional and welcoming building that meets the distinct needs of the Embassy (including citizen services), the three partner State Agencies, and the wider community.
"We are proud to be working with the Government of Ireland for the first time and look forward to applying our expertise to deliver an Ireland House that reflects the importance of its role in London."
A Spokesperson for the Department of Foreign Affairs and Trade, said: "We're pleased to be working with GRAHAM on the establishment of Ireland House London; a development which emphasises the importance of the British-Irish relationship, and the need to further strengthen and renew links between the two countries. The participation of three state agencies reflects the importance of the UK as Ireland's most significant bilateral trading partner.
"The move to a newly refurbished office building which meets the highest modern design and environmental standards will promote collaboration between the Team Ireland partners and provide the opportunity to showcase Ireland across all its dimensions in central London."
Recent fit-out work by GRAHAM includes the refurbishment of six upper floors and a new ground-floor amenity space at London Business School's Regent's Park campus, a £7.4m refurbishment of the Royal Automobile Club's Grade II Listed Woodcote Park Estate in Surrey, and the handover of 16,000 sq ft of new workspace for a leading independent investment firm in Dublin.
