Construction Starts On £1.6m Belfast Office

Building work is underway on a new office development on Joy Street in Belfast city centre.

Designed by Hamilton Architects the £1.6 million energy-efficient building will provide high specification office space in a prime business district.

Seamus McCloskey, Partner at Hamilton Architects said: "This singular four storey building fully complements the Georgian streetscape at the eastern fringe of the Linen Conservation Area. The design, crafted from red brick and stone with a feature barrel roof in copper, is inspired by the rhythm and elegance of the Georgian terraces which characterise the area."

The development, to be known as 'Hamilton House', is being constructed to meet the needs of the modern office occupier with a specific emphasis on energy efficiency.

In addition to the high level of finishes in the building the developer is incorporating a low carbon displacement air conditioning system, unique to the Belfast office market, which can provide cost savings of up to 66% in comparison to conventional systems. This will be complemented with high efficiency direct and indirect lighting, raised access floors, shower facilities on each floor, a secure bicycle store, CCTV access and an attractive lobby incorporating natural stone tiling with dark wood panelling.

Hamilton Architects, having outgrown their existing premises, will be the first tenant to occupy the building, acquiring the majority of the top two floors.

Letting agent Ciaran Hughes of RHM Commercial commented: "The developers have confidently proceeded with the development in the knowledge that the space created would prove ideal for the re-location of Hamilton Architects.

"This excellent property will help fill the void for high spec office places of this size and quality in central Belfast.

"There has been a total lack of small new build offices going on site in recent years and I am confident the property will be fully let before completion in February 2011."
