Investors behind a Sligo retail scheme have called on the county council to revise its local development framework.
Newbay Doherty Group said the changes are needed to secure the future of the industrial park.
According to the developer's property advisers, retail zoning is too restrictive to support the retail scheme's proposed mixed leisure and shopping plans.
It has become increasing difficult for the developer to fill vacant units in the scheme due to the "bulky products" limit on good that can be sold there.
Cararroe Retail Park said it has invested in the area for the "long haul" and needs planning restrictions lifted so it can compete with similar developments.
The developer hopes to attracts discount food retailers, mother and baby stores and clothing retailers.
Cararroe owners are also hoping to develop offices and leisure space within the park.
Newbay Doherty Group submitted their proposed changes to Sligo County Council last month.
A review of the Development Plan is being considered by Sligo County Council within the next fortnight.
