MRP has secured planning permission for a £250m redevelopment of Liberty House at Kensington Olympia, following approval by the London Borough of Hammersmith & Fulham’s Planning Committee.
The project will deliver 110,000 sq ft of Grade A office space and a four-star, 371-bedroom Maldron hotel, pre-let to Dalata Hotel Group.
The 1980s office building will be transformed into a landmark mixed-use scheme next to the recently completed £1.3bn Olympia regeneration, addressing rising demand for high-quality workspace and hotel accommodation in one of London’s fastest-evolving business and leisure districts.
Construction is scheduled to begin in early 2027, with completion anticipated in 2029. AHMM is the architect, and McAleer & Rushe will deliver the scheme as contractor.
Designed as a headquarters-style building, the office will offer 12,000 sq ft floorplates, tiered landscaped terraces and green roofs, aligned with strong sustainability objectives.
At ground level, the hotel will introduce contemporary cafés, modern bars and restaurants to create an inviting destination that strengthens the area’s hospitality and leisure offer.
Emphasising retention and regeneration, the hotel element will retain the west-wing concrete frame and basement, significantly reducing embodied carbon. The development is targeting a BREEAM ‘Excellent’ rating and incorporates an energy strategy centred on sustainable technologies and low-carbon design.
Public realm improvements will enhance landscaping along Hammersmith Road and Brook Green, retain mature trees and create a landscaped central courtyard to improve amenity for occupiers, hotel guests and visitors.
