Last month saw another fall in Irish house prices, according to an online property firm
MyHat.ie said despite it becoming "predictable" that property values are dropping, more could be deduced from falling advertised prices.
The average asking price for a three-bed semi-detached property in Co Dublin in September was just under €379,000, indicating that prices fell by about 2%. Advertised prices are down by about 15% so far this year, and 18% from 12 months ago.
MyHat.ie registered drops of between 0.5% and 2.5% every month in 2009 in the asking prices of 3-bed semi properties in Dublin.
"If prices continue to fall at the rate by which they have been falling on average this year, the average price of a three-bed semi for Dublin could be as low as €300,000 by this time next year, the firm said.
The average advertised price for three-bed townhouses (semi-detached plus terraced) in Cork city for September was €279,000, 2% lower than August, 11% down so far this year, 14% down in 12 months.
In Galway city, the average price advertised for three-bed townhouses was about €262,000 for September, 1%t down in the month, 14% down so far in 2009 already, down 16% on September 2008.
The average asking price for a three-bed in Limerick city in August was €214,000, showing the largest drop of the month - 3% down on August; an 11% drop so far this year, and a 13% drop on August 2008.
