A decision to refuse planning permission to an extension to a Belfast office block has been upheld.
Benmore Developments had applied to add a second and third floor to its offices at Rushmere House in Cadogan Park in the south of the city.
However, Mark Watson of the Planning Appeals Commission laid out a number of grounds for upholding refusal of the plan.
The BBC reported that Mr Watson said the proposals would "harm the character and appearance of the protected Malone Conservation area".
The proposals were first put forward in 2004, and proved controversial among some of the residents in the affluent area.
The application was refused in 2007 after three years of campaigning and protests spearheaded by the Malone and Stranmillis Conservation and Residents Association (Mascara).
