Plans have been lodged with Fingal County Council by Regents Park Developments Limited for the construction of 400 dwelling units.
The development comprises 49 three-storey five-bed houses (25 with study at 223-260 sq.m. and 24 at 218-258 sq.m.), 7 three-storey four-bed live/work units (at 205-232 sq.m.), 14 three- bed duplex townhouses (at 152-176 sq.m.), 54 ground floor apartments with gardens (44 three-bedroom units at 123-180 sq.m. and 10 two- bedroom units at 92-115 sq.m.), 30 penthouse apartments with roof terraces (11 four- bedroom units at 194-228 sq.m.), 17 three-bedroom units ( at 131-209 sq.m.), and 2 two-bedroom units at 126 sq.m. each), 185 three-bed apartments (at 123-180 sq.m.), and 61 two-bedroom apartments (at 92-115 sq.m.).
The development designed by Dublin-based architects Project Architects and Kieran O’Malley & Company calls for the dwelling units to be in fifteen buildings with varying building heights from three to eight-storeys.
The site comprises sectors 42, 43, 47 and 54 to 58 of The Stapolin Village Masterplan design guide and will be phase v of an overall urban community as provided for in the Baldoyle/Portmarnock action plan.
All apartments and duplex townhouses have balconies and or terraces.
The scheme also provides for a three-storey creche (430 sq.m.) with basement level storage and set down parking and 6 staff car parking spaces at basement level, three retail units with basement level storage (total gross retail floor area of 356 sq.m.), 159 car parking spaces at surface level and 701 underground car parking spaces for the entire proposed development, 6 esb sub-stations at surface level, bicycle stores, bin stores, private residential stores, service rooms, car park utility/storage area, plant rooms, etc. all at basement level; (vii) landscaping; and all ancillary site development works.
The development will measure 68,867 sq.m. and will be located on a 4.98 hectare site.
An environmental impact statement was also lodged alongside the planning application.
