Major Dublin Docklands Waterfront Site Up For Sale

A major waterfront development site in Dublin has been put up for sale for €120,000,000.

Project Waterfront, the last remaining waterfront development site in Dublin's docklands, is being offered for sale in three lots;

• Lot 1 - The Residential Site – planning permission in place for a scheme comprising two residential buildings ranging in height from six- to 11-storeys, accommodating 420 apartments comprising one-, two- and three-bedroom units. A crèche, café / restaurant and retail element is also provided for.

• Lot 2 - The Commercial Site – planning permission in place for four office buildings ranging in height from six-storeys and more than 300,000 sq ft of office sapce

• Lot 3 – The entire site.

Feasibility studies also suggest that the revision of the apartment guidelines announced recently could push the residential densities between 494 and 526 units, depending on mix and layouts. The commercial scheme was granted a 10-year planning permission in December 2017, while the residential scheme has a five-year permission, also granted in December 2017.

Joint agents Savills and Cushman & Wakefield stated: "Project Waterfront provides one of the last opportunities to acquire a waterfront site in the Docklands with planning permission for substantial residential and commercial schemes of development.

"These prime development sites will become an integral part of the urban rejuvenation underway in Dublin's north docklands, and presents a unique opportunity to secure scale in one of the city's most in-demand locations."
