LDA Seeks Go-Ahead For 137 Affordable Dublin Homes

Planning permission is being sought for 137 affordable purchase homes in the west Dublin area.

The Land Development Agency (LDA) and Dublin City Council (DCC) have unveiled the plans for Cherry Orchard as part of Phase 2 of the Cherry Orchard Point residential development.

The LDA and DCC are seeking to deliver on 13.01 hectares of land owned by the local authority.

The proposed plans for the new homes have been subject to a public consultation process and the planning application includes 13 two-bed houses, 88 three-bed houses, 18 two-bed duplexes and 18 three-bed duplexes.

A planning application was approved by An Bord Pleanála (ABP) in July 2024. It involves 708 homes – 547 cost rental and 161 social - in addition to commercial, retail, cultural and community spaces. A tender process is under way for this phase and work on the first 389 homes is due to start before the end of this year.

In total, and subject to planning permission, the LDA and DCC are planning to deliver about 1,131 cost rental, affordable purchase and social homes, a creche, and up to 23,400 square metres of retail space over four phases at Cherry Orchard Point.

Phelim O'Neill, Director of Development at the LDA said: "Cherry Orchard Point is an exciting project, which will transform a major underutilised site in a key part of west Dublin. Working with DCC, we are pleased to have secured planning permission for Phase 1 and look forward to construction work getting under way by the end of this year.

"Our Phase 2 application proposes a further 137 homes and, if approved, these will add significantly to what will ultimately be a well-connected and well-served new community at the heart of Cherry Orchard."

Mick Mulhern, Assistant Chief Executive and Director of Housing at Dublin City Council added: "This is another positive development for Cherry Orchard Point and yet more progress towards the provision of high-quality housing and amenities in an area that we have identified as suitable for future growth.

"We are pleased to be partnering with the LDA to deliver this important development, which will rejuvenate the Cherry Orchard area."

Phase 1 and Phase 2 involve the planned development of a 11.41-hectare site located next to Park West & Cherry Orchard Railway Station. The proposed homes will be adjacent to the M50 and within easy reach of a host of businesses and major employers, including those located at Park West Business Park.

The overall development will deliver a vibrant and sustainable community with Phase 1 including a series of amenities and facilities including a proposed supermarket, commercial/retail units, internal and external community and cultural spaces and a childcare facility.

Once complete, Cherry Orchard Point will also feature landscaped open spaces, including a plaza, multipurpose amenity lawn, outdoor fitness trail, multipurpose games area and a playground.

A network of parks and civic spaces will be connected by tree-lined streets while residents will benefit from high quality integrated and accessible public transport and a safe and permeable environment that promotes sustainable travel modes.
