Northern Ireland-based contractor, GRAHAM, has announced the successful completion of the Miller Quay residential development at Wirral Waters, delivering 500 high-quality homes and significantly boosting the local economy.
This landmark project, described as a testament to brownfield regeneration and sustainable construction, is a key component of the larger Wirral Waters regeneration initiative by Peel Waters.
The project, delivered on time and within budget, was a collaborative effort between Peel Waters, GRAHAM, funding partner Pension Insurance Corporation plc, Wirral Council, and Homes England. Representatives from these organizations, along with local MP Dame Angela Eagle, celebrated the completion on Friday 28 March.
Miller Quay has been lauded for its positive social impact, generating £31 million in Social Economic Return on Investment (SROI) and spending £44 million with local supply chain partners. The project also supported over 1,000 jobs, with nearly 75% of the workforce residing within a 30-mile radius.
GRAHAM, a major Irish contractor with a strong UK presence, delivered its CRE8 programme, providing valuable training and employment opportunities for local residents, while over 400 students from Wirral Met College’s Construction Campus gained practical experience through site tours and work placements.
The £130 million development, featuring solar power systems and air source heat pumps, has attracted significant interest. The first two blocks, Copper Mill and Steam Yard, were fully let within three months, and the remaining four blocks – Soda Factory, Salt House, Glaze Works, and Lime Studio – are now complete.
Located within the emerging Northbank neighbourhood at Wirral Waters, Miller Quay offers contemporary and sustainable urban living amidst green spaces and dockside walkways. Plans for a new Sainsbury’s Local store at the development were recently approved.
Richard Mawdsley, Development Director at Wirral Waters, highlighted the collaborative nature of the project, stating: "The construction of Millers Quay has been driven by a really solid collaboration, with each partner instrumental in its delivery. We couldn’t have done it without the support, financial backing and expertise provided by our funding partner Pension Insurance Corporation plc ("PIC"), GRAHAM, Homes England, and Wirral Council."
Jess Adams, Senior Investment Manager at PIC Capital, emphasized the project's transformative impact: "We are incredibly proud to mark the completion of this transformative project, which signals the beginning of a new era for an area that was once considered unsuitable for housing. Millers Quay is a true testament to the impact of strong partnerships."
Councillor Paul Stuart, Leader of Wirral Council, praised the project's contribution to local regeneration: "Seeing Miller’s Quay come to completion is a pivotal moment for Wirral’s regeneration, and showcases what can be done when partners come together to bring forward innovative developments that have the community at their heart."
