The Land Development Agency (LDA) has acquired a 3.95-hectare (9.76-acre) site in Cookstown, Tallaght, Dublin 24.
Subject to planning permission, the site has the capacity to support the construction of over 700 new homes, along with associated amenities, facilities, and a pocket park.
The site was purchased from a private seller under the LDA's private site acquisition programme, launched in August 2023. This initiative focuses on adding high-potential privately-owned lands to the Agency's existing portfolio of State and local authority partnership sites. Other acquisitions under this programme include sites in Clongriffin, Baldoyle, and the Royal Liver site on the Naas Road, with a combined development potential of 5,800 homes.
Currently zoned for regeneration, the Cookstown site is occupied by 165,000 sq ft of industrial buildings. Design and planning will begin immediately, with the goal of commencing construction by 2028, subject to planning approval.
John Coleman, Chief Executive of the Land Development Agency, said: "We are pleased to announce this latest land purchase. Our private land acquisition initiative allows us to identify and acquire high potential sites with an emphasis on regeneration and unlocking underutilised land for the provision of affordable housing.
"Through transfers of State-owned land, partnerships with local authorities and through our own land acquisitions, the LDA now has a strong delivery pipeline, and we are progressing all our sites as quickly as possible. Tallaght is a fast-developing and well-located area of Dublin with a pressing housing need. We will now seek to consult widely with the local community in Cookstown and work closely with South Dublin County Council to progress this site to construction."
Colm Ward, Chief Executive of South Dublin County Council added: "This positive development continues progress on the regeneration of Cookstown as well as having the potential to deliver significant numbers of new affordable and social homes. We are pleased that the LDA has made this acquisition and, subject to planning processes, we look forward to working together in shaping the future of a thriving new district in the centre of Tallaght."
The site is located off Belgard Road at the northeastern edge of Cookstown Industrial Estate and fronts onto the Old Belgard Road. It is adjacent to a recently built Amazon AWS data centre and is surrounded by commercial and warehouse facilities, offering opportunities for regeneration and improved site biodiversity.
The location provides excellent transport and road access. It is approximately 600 metres from the Belgard LUAS stop and 1.5 km from the Cookstown LUAS stop, both on the Red Line. The LUAS connects directly to key hubs including Tallaght University Hospital, St. James’s Hospital, Heuston Station, Connolly Station, and Dublin city centre. Road access is supported by proximity to the M50 via Katharine Tynan Road and the R113 Belgard Road, which includes a dedicated cycle lane.
The site is close to several green spaces, including Sean Walsh Memorial Park, Bohernabreena Reservoir Park, Tymon Park, and Dodder Valley Park, offering potential future residents strong access to recreational amenities.
