A new residential project is set for Dublin 12, following the recent submission of a Part 8 Planning Application to Dublin City Council.
The project, to be delivered by the council, will provide 38 apartments on a 0.32-hectare site at the junction of Rafter's Lane and Crumlin Road. All units will be social housing and managed by Dublin City Council.
The development will include a new apartment block comprising ten one-bedroom, 22 two-bedroom, and six three-bedroom homes. The building will range from three to four storeys and incorporate landscaped communal courtyard gardens, communal and private open spaces, and all necessary site infrastructure including roads, pavements, boundary treatments, and ancillary structures. A new ESB substation is also planned.
The site currently contains a vacant two-storey funeral home and a disused school building. A previous Part 8 approval allowed for the demolition of these existing structures. The design has been coordinated with the adjacent library development and aims to revitalise this underutilised site.
The apartments will be dual aspect, maximise natural light and ventilation, and include sustainability features such as heat pumps, solar photovoltaic panels and green/blue roofs. All homes will meet modern space and thermal standards.
