GRAHAM has reached a major milestone in the delivery of a new 724-bed purpose-built student accommodation (PBSA) complex on Little Donegall Street, Belfast.
Known as Biscuit Factory, the £50 million scheme is being delivered on behalf of LDS Dev Co, with Lacuna Developments acting as development manager. The project, which comprises a mix of studio and cluster flats across ten storeys, will be managed by student accommodation operator Fresh upon completion in June 2026.

Located close to Ulster University, the development strengthens Belfast's student housing provision at a time of growing demand for high-quality, well-connected accommodation. Alongside modern social and wellbeing facilities, the scheme will create a contemporary living environment for students studying in the city.
Biscuit Factory takes its name from the historic Marsh & Co biscuit factory that once occupied the site. Established in 1881, the original factory was known for its craftsmanship and quality before its closure in 1928. The new development retains a connection to that heritage while transforming the area into a vibrant residential hub for students.
