BAM Ireland, in partnership with HQ Developments Residential Company Ltd (owned by Clarendon Properties and BAM), the Land Development Agency (LDA) and Córas Iompair Éireann (CIÉ), has reached a key milestone in the delivery of 300 new homes at Horgan's Quay, County Cork.
The project was officially marked with a topping out ceremony attended by Minister for Housing, Local Government and Heritage, James Browne TD, along with representatives from the LDA, HQ Developments, Cork City Council and CIÉ.
Located beside Kent Station on the River Lee, the development comprises 194 two-bedroom and 108 one-bedroom apartments, along with commercial units and a crèche. The scheme also includes the refurbishment of the historic Station Master's Building. Construction is progressing on schedule, with the first homes due for completion in the second half of 2026.
Horgan's Quay forms part of the wider regeneration of Cork's Docklands, transforming the riverside area into a vibrant mixed-use district. The overall masterplan includes residential buildings, offices, a hotel, leisure and retail spaces, restaurants, and public open areas. Key heritage buildings, such as the Goods Shed and Carriage Shed, have been restored and adapted for new commercial and hospitality uses, integrating the city's industrial heritage with modern urban living.
Speaking at the ceremony, Minister James Browne TD said: "I am determined to unlock the delivery of homes like these at pace and at scale across the country. I am thrilled to be here in Cork to mark the significant progress made by the Land Development Agency in Cork City at Horgan's Quay. We are in a housing crisis, and I am pulling every lever available and cutting through unnecessary red tape to get things moving far faster - so that we can deliver homes for people and their families to grow up and grow old in."
Darren Devane, Director of Building at BAM Ireland, added: "As the main contractor, BAM is proud to play a central role in the delivery of this development and the overall transformation of Horgan's Quay and the wider Cork Docklands. This development is not just about delivering high-quality, sustainable homes, it's about creating a vibrant, connected community in the heart of the city. Our long-standing commitment to the regeneration of this area reflects our belief in Cork’s future as a thriving, inclusive urban centre. We are delighted to be working alongside the LDA, CIÉ, and HQ Developments to bring this vision to life."
