The Land Development Agency (LDA) and Kildare County Council (KCC) have announced details of the first phase of the Barracksfield West housing project in Naas, Co. Kildare, which will deliver 219 affordable and social homes in total.
This marks the LDA's first housing development outside Dublin to directly provide affordable and social homes on State-owned land.
The initial phase will see the construction of 66 homes, including 42 three-bedroom houses, 12 two-bedroom duplexes, and 12 one-bedroom apartments. All three-bed homes will feature private gardens, while apartments will come with balconies or terraces.
The A-rated homes are being built on a State-owned site formerly part of the Devoy Barracks complex, made available to the LDA by The Housing Agency. Located on John Devoy Road, southwest of Naas town centre, the site offers excellent connectivity to Dublin and nearby towns, with convenient access to the M7 and M9 motorways.
Once complete, Barracksfield West will feature communal green spaces, bicycle parking, and a crèche, enhancing the quality of life for residents.
All homes in the first phase will be offered through the Local Authority Affordable Purchase Scheme, managed jointly by Kildare County Council and the LDA. Applications open at 10am on Wednesday, 26 November 2025, via an online portal.
With government supports and equity contributions applied, prices will start from:
• €243,477 for one-bedroom apartments
• €292,933 for two-bedroom duplexes
• €365,216 for three-bedroom houses
The Local Authority Affordable Purchase Scheme allows eligible buyers to bridge the gap between the market price of the home and their available mortgage or savings through a shared equity arrangement. This enables Kildare County Council to hold an equity stake in the property until it is repaid or sold.
The remaining 153 homes, including additional affordable, cost-rental and social units, are scheduled for delivery in 2026.
