Dublin City Council has announced that applications for 99 new affordable purchase homes at Montpelier, Dublin 7, will open on 25 November 2025.
The homes form part of Montpelier, a major regeneration scheme on the former O'Devaney Gardens site, which is delivering 1,046 new A-rated homes in partnership with developers Bartra and Tuath Housing. Located 3km from O’Connell Street, the project is being built in phases and will also include parks, community spaces, retail units, a crèche, a pharmacy and a GP practice, designed to support long-term community living and sustainable neighbourhood development.
The announcement follows the successful release of 66 affordable homes earlier this year, with the first residents set to move into those properties from February 2026. Phase one of the wider scheme is due to complete in June 2026, delivering 379 new A-rated homes across social, affordable and cost-rental tenures. Dublin City Council is delivering the social and affordable homes, while Tuath Housing is delivering the cost-rental properties.
The 99 newly released homes, scheduled for occupation from July 2026, include 26 one-bed apartments, 62 two-bed apartments and 11 three-bed houses. Key services, including retail units, a crèche, a pharmacy and a GP practice, will already be operational when residents move in.
Under the Affordable Purchase Scheme, Dublin City Council supports eligible buyers by covering the difference between their mortgage capacity and the market value of a home, in exchange for an equity share in the property. The new homes at Montpelier will be made available at an average 25% discount to open market value.
Purchase prices will be linked to household income levels. One-bedroom apartments will be priced between €248,000 and €332,000, with an eligible income range of €56,000–€75,000. Two-bedroom apartments will cost between €320,000 and €414,000, for incomes between €72,000–€93,000. Three-bedroom homes will range from €378,000 to €473,000, for households earning between €85,000–€106,000.
Applicants on lower incomes who hold additional savings may also qualify to apply. All prices and salary bands reflect the VAT reduction introduced in Budget 2026.
