Dublin's Liberties House Achieves BREEAM Excellent Rating

Liberties House, a prominent co-living development situated on Cork Street in Dublin 8, has achieved an impressive BREEAM Excellent sustainability rating.

The landmark development, which officially welcomed residents in September 2025, was built on the site of the former Old Glass Factory in The Liberties area.

The construction project was a joint venture between Grayling Properties and European private equity investor Crossroads Real Estate. The BREEAM assessment is an independent, global method for measuring the environmental performance of buildings across several key categories, including energy consumption, materials used, transport links, ecology, and management practices.

Liberties House was certified by BRE Global under the BREEAM International New Construction V6 standard, with the assessment carried out by Catalyst. Notably, the development achieved maximum scores of 100 per cent in both the Transport and Land Use and Ecology categories.

Aoife Gaffney, Director of Property Management at Grayling Properties, stated: "Our priority from day one was to deliver a development that meets genuine sustainability benchmarks and supports long-term urban regeneration. Achieving BREEAM Excellent is a significant independent validation of that approach."

The completed development, which had C + W O’Brien as its architect and Concrete Amsterdam overseeing the interior design, comprises 377 private bed spaces. It offers residents an array of premium, shared amenities intended to foster community living, including a fully equipped gym, co-working spaces, a café, a yoga studio, and a rooftop terrace providing panoramic views across Dublin.

Ms Gaffney added that the full scores in the transport and ecology sections "reflect strong performance in areas that are central to urban sustainability and modern city living: connectivity, mobility, environmental management and the responsible use of previously-developed land.'
