Sisk has officially started work as the construction partner for Phase 1A of the Cherry Orchard Point development in Dublin.
This phase will deliver 389 new homes as part of a collaboration between the Land Development Agency (LDA) and Dublin City Council (DCC), marking a major milestone in affordable housing delivery for the city.
The commencement of construction was highlighted by Minister for Housing, Local Government and Heritage, James Browne TD, who joined representatives from Sisk, the LDA, and DCC on site.
Sisk is responsible for constructing five apartment blocks, which will provide 308 cost rental units and 81 social homes. The construction programme for Phase 1A also encompasses the provision of a new public park and essential community spaces. These new residences are being built to a high specification, featuring an A-rated energy performance, complete with heat pump systems, quality insulation, and the installation of solar panels. Every apartment will benefit from a balcony or terrace, with many overlooking landscaped courtyard gardens or communal parkland areas.
The scope of the first phase includes non-residential elements such as a supermarket unit, various commercial and retail units, internal and external spaces for arts, cultural, and community use, and a crèche. Phase 1A apartment mix, ranging from 4 to 15 storeys in height, consists of:
- 28 studio apartments
- 263 one-bed apartments
- 368 two-bed apartments
- 49 three-bed apartments
Paul Brown, CEO of Sisk, expressed the firm's commitment to the project: "We are delighted to partner with the LDA again on such a major development in Dublin. Our team has the experience and expertise to drive this project forward delivering essential homes. We look forward to working with our local supply chain partners plus the LDA and DCC to deliver a development that the local community will be proud of."
In total, the Cherry Orchard Point scheme is set to deliver over 1,000 homes. Planning permission has recently been secured from An Coimisiún Pleanála for Phase 2, which will exclusively provide affordable for sale homes, including 13 two-bed houses, 88 three-bed houses, 18 two-bed duplexes, and 18 three-bed duplexes.
The entire development will integrate with the local area, featuring a network of parks and civic spaces connected by tree-lined streets. Amenities upon completion will include a plaza, a multipurpose amenity lawn, a playground, an outdoor fitness trail, and a multi-use games area (MUGA). The project is also designed to work alongside other local DCC projects, such as the redevelopment of Cherry Orchard Park into a sports hub.
