A significant milestone in Dublin's residential property market has been reached with the sale of 18 Newmarket Square to MEAG, the asset management arm of Munich RE.
The transaction was announced today, 2 February 2026, by a consortium consisting of London-based Valpre Capital, Irish investment firm Revelate Capital, and a fund managed by UBS.
Situated in the historic Liberties district of Dublin 8, the landmark development comprises 134 high-specification build-to-rent apartments. Designed by Reddy Architecture + Urbanism and built by Walls Construction, the scheme includes a ground-floor retail unit, 301 bicycle parking spaces, and a co-working lounge. Resident well-being is a focal point of the design, featuring a landscaped courtyard and three communal rooftop gardens.
The project was constructed to Nearly Zero Energy Building (NZEB) standards, reflecting a commitment to sustainability and modern digital connectivity. Funding for the development was provided by Fairfield Real Estate Finance, supported by funds managed by Oaktree Capital.
The sale underscores the continued appeal of Dublin’s rental sector to international investors, driven by a growing workforce and a sustained shortage of modern housing.
