Limerick City and County Council has opened applications for its eighth New Build Incremental Purchase Scheme, making a limited number of discounted new-build homes available in Treada Na Rí, Kilfinane, County Limerick.
The offer is open to eligible working Local Authority tenants, AHB tenants, and households supported through HAP or RAS.
Designed to help working households move from private renting—including HAP, RAS or social leasing - into home ownership, the scheme also caters for households that have received a Notice to Quit. Depending on income band, buyers can access discounts of 40–60%. Five three-bedroom homes are available, with prices ranging from €124,400 to €187,620 based on income and house type. All properties are A-rated for energy efficiency, feature modern specifications and layouts, and are ready for immediate occupation.
The application window has opened and will end on 09 April 2026 at 5pm. Applicants must submit a complete application, including a Mortgage Approval in Principle, to be considered. Full eligibility criteria and application guidance are available on Limerick.ie.
Mayor of Limerick, John Moran, said: "While this New Build Incremental Purchase Scheme is a modest offering of five homes, it is a gamechanger for the five families and individuals who will be put in a position to be able to own their own home. It offers hope and stability for some who are otherwise facing significant uncertainty in the private rental market. I am pleased to see continued progress in creating a pathway to home ownership in Limerick that has previously been out of reach for some people."
