The Land Development Agency (LDA), working with Dublin City Council (DCC), has opened a public consultation for Phase 2 of the Donore Project, marking the next step in regenerating Dublin's south inner city around Donore Avenue.
Located on the former St. Teresa's Gardens site in Dublin 8, the wider scheme is among the area's most significant residential developments. The initial phases now under construction will deliver 542 new homes — a mix of Cost Rental and social housing — alongside a crèche, community facilities, a café/retail unit, a mobility hub and a new home for Donore Boxing Club. First homes are expected in early 2027.
Phase 2 proposes approximately 124 affordable and social homes together with substantial community infrastructure. Plans include a GAA championship-size pitch (130m x 80m) with full run-off area, a new public park with play areas for children and teenagers, outdoor exercise and recreation facilities, multi-use open spaces and improved, accessible pedestrian routes. The pitch is intended to address a long-standing shortfall in local sports infrastructure and promote healthier, more active neighbourhoods in the South West Inner City.
The Donore Project ties into a broader masterplan covering adjacent lands, including the former Player Wills and Bailey Gibson sites, reflecting a shared commitment among landowners to integrate the area more closely with the wider city. DCC says the package of sports and community amenities will be a major addition for local residents.
A public drop-in clinic will take place at The Wisdom Centre, Sophia Housing, 25 Cork St, The Liberties, Dublin, on Thursday 7th May 2026 from 5pm to 8pm. Further information is available at donoreproject.ie.
Lord Mayor of Dublin, Councillor Ray McAdam, said: "The Council is progressing the delivery of community and sports facilities across the city, including those proposed as part of Phase Two of the Donore Project. The public consultation sets out the details of these proposals and is a great opportunity for people to help deliver what the community needs."

Councillor Deirdre Heney, Chairperson of the Housing and Social Inclusion SPC said: "The proposed Phase Two of the Donore Project includes housing alongside much needed community and sports facilities to support the area. The consultation process provides an opportunity to review the plans and make submissions to help shape the city."
