The Land Development Agency (LDA) has entered into a partnership with Harcourt Developments to deliver 253 new homes at Park West Pointe in Dublin 12. The project, situated between Park West Avenue and Park West Road, is being funded through the LDA's Project Tosaigh initiative, which provides financial stimulus to accelerate the construction of large-scale residential schemes.
The 253 A-rated apartments consist of 109 one-bed, 115 two-bed, and 29 three-bed units. Upon completion in late 2027, the homes will be owned by the LDA and made available under the Cost Rental tenure. This model offers secure, long-term tenancies with rents set at a minimum of 25% below prevailing market rates, specifically assisting those who do not qualify for social housing but struggle with private market costs.
Park West Pointe is a major development that will eventually provide 750 homes, with building heights ranging from 8 to 14 storeys. In addition to the LDA-funded apartments, the site will deliver a further 99 homes for the private owner-occupier market in 2027 via the Croí Connaithe Scheme.
The development is designed to support a self-sustaining community, featuring:
• A crèche and various retail units.
• Internal amenity spaces for residents.
• A linear park and podium courtyard.
• Proximity to the Park West Business Campus and Liffey Valley Shopping Centre.
The location offers significant connectivity, sitting adjacent to the Park West and Cherry Orchard train station. This provides a six-minute commute to Heuston Station, alongside services to the North Docks and Grand Canal Dock, supplemented by high-quality bus and cycling infrastructure.
John Coleman, Chief Executive of the LDA, commented: "This partnership with Harcourt Developments is another important step in scaling up the delivery of cost rental homes in well-connected locations. Park West Pointe is ideally suited for this type of development, with strong public transport links and the capacity to support a vibrant, mixed community. These 253 homes will provide secure, high-quality rental options at below market rates, helping to meet the needs of people who are currently priced out of the private rental sector. With 3,500 LDA homes now planned across the Park West and Inchicore area, we are building real momentum in delivering affordable housing at scale where it is needed most."
Pat Power, Managing Director of Harcourt Developments, added: "We are pleased to be partnering with the LDA to bring forward the next phase of Park West Pointe, a strategically important site with the scale and connectivity to support the expanding residential community. This development has been carefully planned to make the most of its location beside the M50 and alongside key transport links, while also providing the amenities needed for a well-balanced and well-served neighbourhood. Working with the LDA allows us to deliver these homes at pace and ensure they are accessible to people who need high-quality homes in Dublin."
The LDA's involvement in Park West Pointe adds to a growing pipeline in West Dublin, which includes 1,100 homes at Cherry Orchard, 383 homes at Bluebell Waterways, 542 homes at Southwest Gate, and the potential for 1,200 units at the recently acquired Royal Liver Site.
