Homes by Western Debuts Modular Housing Initiative

Homes by Western has introduced a brand-new modular living solution designed to combat the ongoing housing shortage in the Republic of Ireland. The flexible, economical units have been engineered to align perfectly with recently updated planning legislation.

The family-run manufacturing company, which boasts over 40 years of experience providing modular properties across Ireland, created the new product following the introduction of updated government guidelines. Under the new rules, homeowners are permitted to construct detached modular properties—including 'granny flats' or garden rooms—measuring up to 45 square metres within their rear gardens without submitting a planning application.

This regulatory adjustment aims to unlock vital housing capacity rapidly, particularly in regions where traditional property development is restricted by limited land availability and bureaucratic planning systems.

Housing Minister James Brown noted that the initiative will "cut red tape" and "see more housing delivered quicker" while adding that the proposed changes will "make the system easier for citizens while freeing up planning resources for more complex priorities".

Furthermore, Minister of State for Planning, John Cummins, commented that the "reforms are about empowering people in terms of their own garden space or space within their own home".

The new modular lodge from Homes by Western has been engineered specifically to leverage this updated regulatory window. To streamline installation, lower overall costs, and minimise on-site disruption, the units are built to connect directly into the utilities and services of the property's primary residence. Every lodge is built using modern methods of construction at Western's advanced manufacturing facility, ensuring accelerated delivery timelines, dependable build quality, and enhanced environmental performance.

The lodges are completely customisable to suit various living arrangements, working equally well as starter homes, self-contained living areas for relatives, or private rental properties. When utilised for letting, the spaces can generate an income of up to €14,000 annually via the rent-a-room relief or comparable initiatives.

Alongside this flexibility, the structures are engineered to strict longevity and energy efficiency benchmarks, satisfying a rising market appetite for eco-friendly, fast-turnaround housing that maintains high construction standards.

Tánaiste Simon Harris stated: "I think it's important we take the planner out of the back garden, and that we enable planners to be freed up to work on critical infrastructure, to work on major housing developments, and provide people in this country with a degree of flexibility around what they choose to do with their own garden."

Starting at €69,995 for full turnkey packages, this latest offering from Homes by Western provides a significantly more affordable route into property ownership than conventional brick-and-mortar extensions or standard new builds. As household affordability remains a central concern, these modular options represent an essential tool for meeting residential demand and fostering sustainable sector growth.
