The Land Development Agency (LDA) has acquired a major urban regeneration site in Jamestown Industrial Estate, Finglas, Dublin 11. The lands lie just off the N2 near M50 junction 5 and face the planned Finglas Green LUAS extension from Broombridge to Charlestown. Charlestown Shopping Centre is about 1.5km to the north. The scheme envisages residential development alongside associated commercial uses and community facilities, with excellent transport links including the proposed St. Margaret's Road LUAS stop.
Covering 3.885 hectares (9.6 acres), the site could deliver approximately 600 homes, subject to planning permission. The purchase forms part of the LDA's private site acquisition initiative launched in August 2023, aimed at adding high-potential private lands to its pipeline alongside State-owned and local authority partnership sites.
Since launching the initiative, the LDA has bought nine significant privately owned land banks, including sites at Clongriffin and Baldoyle in north Dublin, the Royal Liver site on the Naas Road, Cookstown in Tallaght, Cherrywood, strategic lands at Swords and a major housing site at Celbridge. All are well served by public transport, including the DART, the Red and Green LUAS lines and the future Metrolink. With the Jamestown purchase, the Agency says it could now deliver more than 13,000 new homes in Dublin from privately acquired sites.
The Jamestown lands are zoned Objective Z14 under the Dublin City Development Plan 2022–2028 for mixed use to enable regeneration and development. A recently adopted Masterplan provides a clear framework for residential-led regeneration. While the vendor will remain in place on a short-term lease following completion, the LDA will begin design and planning work immediately to facilitate redevelopment of the large-scale site.
Close to major employment centres, as well as Dublin Airport and Connolly and Cappagh hospitals, the location is considered well positioned for high-quality housing supported by strong infrastructure. The broader Jamestown Masterplan area could accommodate up to 3,500 homes if fully built out.
John Coleman, Chief Executive of the Land Development Agency said: "We are pleased to announce this latest land purchase. Our private land acquisition initiative allows us to identify and acquire high potential sites with an emphasis on regeneration and unlocking underutilised land for the provision of affordable housing. Through transfers of State-owned land, partnerships with local authorities and through our own land acquisitions, the LDA has a strong development pipeline and is accelerating delivery.
"Jamestown is a fast-developing and well-located area of Dublin with a pressing housing need. We will now seek to consult widely with the local community in Jamestown, Charlestown and Finglas and work closely with Dublin City Council to progress this site to construction."
