McAvoy Commences Phase Two Of £65 Million Lynfield Mount Hospital Redevelopment

Northern Ireland-headquartered modular construction specialist McAvoy, in partnership with the Bradford District Care NHS Foundation Trust, has reached a key milestone with a groundbreaking ceremony marking the start of phase two of the £65 million Lynfield Mount Hospital redevelopment.

McAvoy is delivering a new two-storey, 36-bed mental health facility featuring en-suite rooms, alongside extensive refurbishment works to communal zones within the hospital's existing central building. The project is designed to enhance the estate by creating modern, therapeutic environments to better support service users, staff, and the local community.

The development represents a core part of the Trust's broader modernisation strategy. In January 2026, the Trust secured final approval from the Department of Health and Social Care to advance the redevelopment of the central building. The project follows a phased planning, construction, and refurbishment schedule spanning three years, during which all hospital services will remain fully operational.

Phase one of the scheme concentrated on enabling works to prepare the site, including the construction of a new staff car park, a woodland wellbeing walkway for visitors, the temporary relocation of the main entrance, and the demolition of the former Estates and Facilities offices. McAvoy initiated site preparations in April 2026 and has now transitioned into phase two.

Martin O'Neill, Contracts Director at McAvoy, said: "We are proud to mark the groundbreaking of this important redevelopment and to be helping deliver modern mental health facilities for the people who use Lynfield Mount Hospital's services. Our offsite manufacturing approach directly supports the delivery of high-quality healthcare accommodation, while maintaining excellent standards of quality and minimising disruption on site. We look forward to working closely with the Trust to help create an environment that supports patients, staff and the long-term future of the estate."

McAvoy's precision-manufactured modular methodology involves constructing building modules within a controlled factory environment prior to transporting them to the site for installation. This system reduces on-site activity and project timelines compared to traditional building methods, minimising disruption to hospital operations and nearby residents.

Therese Patten, Chief Executive of Bradford District Care NHS Foundation Trust, stated: "This is a really exciting milestone for the Trust and our ambitious plans to deliver a facility that better supports the recovery and wellbeing of our people who use our services. The upgraded facilities will significantly enhance the experience of our patients and will help them to return to their communities as soon as they are able. The modernised spaces will also create a better working environment for our colleagues, supporting the Trust's ambition of being the best place to work."

Minister of State for Health Karin Smyth added: "It's fantastic to see work underway at Lynfield Mount Hospital – a major step forward for mental health services in Bradford, supported by £65 million of government investment. High-quality, modern facilities are essential to supporting recovery, and this new development will provide patients with a safe environment alongside improved spaces for the staff who care for them. This investment reflects our commitment to strengthening mental health services and ensuring they are fit for the future. There is more to do, but projects like Lynfield Mount show the real progress being made for patients, staff and local communities."

The incoming ward infrastructure will provide updated inpatient accommodation aimed at improving patient outcomes while offering high-quality clinical environments for medical professionals. Phase two of the redevelopment programme is scheduled for completion in autumn 2027, with the overarching Lynfield Mount Hospital redevelopment expected to conclude in early 2029.
