A significant milestone has been reached at the Montpelier development in Dublin 7, where all 379 homes in Phase 1 have now been completed.
This represents one-third of the total project. Additionally, a topping-out ceremony has taken place for an upcoming apartment block currently under construction at the site.
The project is being delivered by Dublin City Council in partnership with Tuath Housing, the Department of Housing, Local Government and Heritage, Bartra, and Sisk. Situated on the former O'Devaney Gardens site, the major regeneration scheme will ultimately deliver 1,046 homes across a variety of housing tenures.
The completed first phase features a mix of tenures, including 139 social homes, 165 affordable purchase homes, and 75 cost rental homes. High demand has already been recorded for the cost rental properties, with Tuath receiving 5,279 applications for the first phase of these apartments.
The newly topped-out apartment block marks a positive step towards providing an additional 189 cost rental homes, which are scheduled for completion in 2027.
Meanwhile, applications have opened for the next release of 68 affordable purchase homes within Phase 2. These properties will be ready for occupation in December and are being delivered alongside 146 social homes. Applications for the affordable purchase homes must be submitted exclusively online at affordablehomes.dublincity.ie before 12 noon on 8 July 2026.
To mark the occasion, Minister for Housing James Browne TD visited the site alongside the Lord Mayor of Dublin, Councillor Ray McAdam, and representatives from Dublin City Council, Tuath Housing, Bartra, and Sisk.

Developments like this, which will ultimately provide 1,046 homes across a mix of tenures, are flagship examples of that progress and our ambition to deliver homes for people at pace - and at scale.
"I am determined to drive on and maintain the momentum we see building now. This is about more than targets or delivery timelines for me, it's about people and I can't say that enough. These homes will enable residents to put down roots, build their community here. I want people to grow up and grow old here."
Lord Mayor of Dublin, Councillor Ray McAdam, said: "Montpelier is not just a housing development. These are real homes for real people, for families, workers, young people and older residents who want security, stability and a place to build their lives."

Reaching one-third completion of this landmark development marks a significant step forward and reflects the wider progress being achieved across Tuath's programme, including surpassing 2,000 Cost Rental homes delivered this year. The continued progress on site and the handover of new homes are key steps in creating a vibrant community close to the heart of Dublin City Centre."
Councillor Deirdre Heney, Chairperson of the Housing and Social Inclusion SPC at Dublin City Council, added: "The provision of these first 379 homes at Montpelier demonstrates real and tangible progress in expanding the city's housing supply. This mix of tenures will support a diverse and sustainable community, ensuring that more people have access to good, quality homes."
