The Land Development Agency (LDA), Fingal County Council (FCC) and Ballymore have set out how buyers can apply for the initial 73 homes at the new Hampton Demesne neighbourhood in Balbriggan, Co Dublin. These are the first homes within Phase 1, which is under way and will ultimately provide 259 Starter and Social homes.

The first release includes 6 four-bedroom houses, 54 three-bedroom houses and 13 two-bedroom houses. All properties are A-rated, come with private rear gardens and are being constructed by Ballymore.

When fully built, Hampton Demesne will deliver 817 Starter and Social homes, together with a crèche, a new park featuring recreation spaces for all ages, and a local neighbourhood retail centre. The scheme will also include extensive cycle and car parking provision.

Key enabling works at Castlelands have been backed by the Government's Housing Infrastructure Investment Fund (HIIF), unlocking the site and speeding up delivery. Funded infrastructure comprises the Castlelands Link Road, a rail overbridge spanning the Dublin–Belfast line, realignment of the R127, a pump station capable of accommodating a future swimming pool, major service diversions and new water infrastructure.

All homes in this opening round will be sold through the Starter Home Purchase Scheme jointly administered by FCC and the LDA. The application portal goes live at 12 midday on 19 August. Guide prices, inclusive of Government supports and equity contributions, start from €330,000 for two-bed houses, €370,000 for three-bed houses and from €430,000 for four-bed houses.

The Starter Home Purchase Scheme helps eligible purchasers bridge the shortfall between a home's price and the buyer's available mortgage and savings through a shared-equity arrangement. Fingal County Council holds an equity stake that is repaid over time or on sale of the property.

The remaining 186 homes in Phase 1 are due for completion by 2028.
