Dublin City Council has lodged a Part 8 planning application and launched a public consultation for a development of ten new social homes at Berryfield Drive and Valeview Gardens in south Finglas, Dublin 11.

The 0.3-hectare site was identified by the Council's Finglas Area Office following requests from local residents. The project aims to deliver much-needed housing while improving the public realm and reinforcing the existing neighbourhood.

The scheme comprises a two-storey, U-shaped infill development of ten own-door homes: six two-bedroom houses arranged in two short terraces, bookended by four one-bedroom apartments. The design seeks to strengthen the street edge and improve natural surveillance of surrounding public spaces.

As part of the works, Berryfield Drive would be reconfigured into two shorter cul-de-sacs, Berryfield Drive (east) and Berryfield Drive (west). Two ground-floor apartments would be accessed from Valeview Gardens, while the two upper-floor apartments would have separate entrances from Berryfield Drive east and west.

Upper-floor apartments would include private terraces located over their entrances to foster stronger connections with the street. Ground-floor apartments would have south-facing terraces overlooking the existing public open space at Valeview Gardens, increasing passive surveillance of the 352 sq m green area and contributing to a safer, more attractive environment.

The proposal also includes wider infrastructure and public realm upgrades: a new vehicular entrance from Cardiffsbridge Road, relocation of the inbound bus stop approximately 15 metres northwards, diversion of existing underground services, Sustainable Drainage Systems (SuDS), new tree planting, and enhancements to the open space at Valeview Gardens.

Overall, the Council says the objective is to provide high-quality social housing alongside improved streetscapes, active frontages and better-connected public spaces to support and strengthen the existing community.

Plans will be available for public inspection for four weeks from 30 July 2026 at the Public Counter, Dublin City Council Civic Offices, Wood Quay, Dublin 8. Information can also be viewed online at engage.dublincity.ie and dublincity.ie.
