Waterfront office tower City Quays 3 is now fully let after Bank of America agreed a deal for the last available space, with the bank also taking temporary accommodation in the neighbouring City Quays 1, Belfast Harbour has confirmed.
The agreement completes the occupation of all 15 office floors at City Quays 3. It follows Bank of America’s announcement last year of plans to build a key Northern Ireland hub, creating up to 1,000 roles across multiple functions, initially focused on Anti-Money Laundering operations.
Bank of America has taken the remaining four and a half floors, totalling 58,000 sq ft, joining existing occupiers TP ICAP, Aflac, Bauer Media and Santander. While the new space is fitted out, the team will operate from 23,000 sq ft of serviced offices in City Quays 1.
City Quays is a modern, sustainable waterfront development incorporating office space, retail, café and restaurant units, a multi-storey car park, the AC by Marriott hotel and City Quays Gardens. Completed in 2022 at a cost of £50m, City Quays 3 provides Grade A accommodation with a BREEAM Excellent rating.
Belfast Harbour's wider plans include its 2050 Masterplan, outlining £1.3bn of investment in port infrastructure and a further £500–£750m in property, subject to commercial partnerships. The first phase is already under way through the port’s Advance Regional Prosperity strategy, which runs to 2030.
Planning permission has been secured for the City Quays 4 residential project and the City Quays 5 mixed-use office scheme, while a planning application has been submitted for the £222m Clarendon Wharf residential development.
