The Land Development Agency (LDA) and Kildare County Council (KCC) have announced the next phase of affordable homes at Barracksfield West in Naas, Co Kildare, the first LDA-led project outside Dublin to directly deliver affordable and social housing on State-owned land.

This phase will provide 25 A-rated homes: seven three-bedroom houses, seven two-bedroom duplexes and 11 one-bedroom apartments. All three-bed houses include private gardens, while the apartments come with balconies or terraces.

The scheme is being built on a State-owned plot formerly part of the Devoy Barracks complex, transferred to the LDA by The Housing Agency. Located on John Devoy Road to the south-west of Naas town centre, the site has strong public transport links to Dublin and neighbouring towns, with easy access to the M7 and M9.

On completion, Barracksfield West will comprise 219 homes alongside communal open spaces, bicycle parking and a crèche.

All homes in this phase will be available through the Local Authority Affordable Purchase Scheme, jointly managed by KCC and the LDA. Applications will be accepted via an online portal opening at 10am on Tuesday 25 August 2026 and closing at 12 noon on Tuesday 15 September 2026.

With Government supports and equity contributions applied, prices start from €243,477 for one-bed apartments, €292,933 for two-bed duplexes and from €365,216 for three-bed houses.

The Local Authority Affordable Purchase Scheme uses a shared equity model to bridge the gap between the cost of a home and a purchaser’s available mortgage and savings, with Kildare County Council holding an equity stake until it is repaid or the property is sold.
