£350,000 Fit-Out To Create Turnkey Office At 3 Rivergate, Bristol

Construction News Image

A £350,000 programme is underway at 3 Rivergate in Bristol to deliver a fully fitted, ready-to-occupy office suite, reflecting rising demand for high-quality turnkey space.

The works have been signed off for a 5,804 sq ft part fifth-floor suite that will accommodate 52 workstations, four meeting rooms, two single-person pods, a kitchen and breakout facilities, alongside informal collaboration areas.

Design is by Fable and Form, with Lancer Scott appointed to deliver the fit-out and CBRE providing project management. On-site activity will begin shortly, with completion targeted for early October.

The investment aligns with a broader shift in occupier preferences towards fitted space across the regional office market. Businesses are seeking to cut upfront fit-out costs and move in faster, and this approach is now extending beyond SMEs, with suites of more than 5,000 sq ft increasingly appearing in key locations such as Bristol.

Roxine Foster, Director – Office Advisory at Lambert Smith Hampton, said: "The shift towards fitted space is increasingly evident across the Bristol office market, with our latest Mind the Gap research showing this trend moving into larger suites of more than 5,000 sq ft. Given the quality of 3 Rivergate, its proximity to Temple Meads, the specification being delivered and the strong letting momentum within the building, we are confident this space will perform well."
