An Bord Pleanala has been told of the "positive" impact a €1.25bn redevelopment scheme planned for Dublin's O'Connell Street would have on the city.
Developers, arguing their case before the planning appeals board, said the regeneration proposals for the 5.5 acre former Carlton cinema site would make a "positive and powerful contribution to the city as a whole".
The appeal, focusing on the Joe O'Reilly backed mixed-use development scheme, opened earlier this week.
Around 125,000 square metres would be developed on the site bounded by O'Connell Street, Parnell Street and Moore Street.
O'Reilly's development company Chartered Land plans to construct a four story 'park in the sky', a well as a new John Lewis department store, 98 shops, 64 apartments and 2,868 square metres of office space.
Chartered Land described the scheme as an opportunity to boost the 'civic spine' of Dublin.
Objectors to the development include An Taisce, Treasury Holdings, the National Graves Association and Relatives of the Signatories of the Proclamation of Independence.
