The Irish planning authority has seen a 10% fall in approvals in the past year, according to figures from the Central Statistics Office.
New statistics have revealed that planning permission was granted for just over 18,500 homes nationwide during January and February 2008. This is in stark contrast to almost 21,000 given the green light during the first quarter of the pervious year.
The number of actual house being approved dropped 15%, with the number of green lit apartment plans down by over 8%.
One off houses only accounted for around a fifth of all new homes approved by the planning authority.
