The Land Development Agency (LDA) has lodged a Large-scale Residential Development (LRD) application with Dublin City Council for 564 apartments in Ballymun, Dublin 11.
Located beside the new Ballymun Metrolink station, the proposal comprises three residential blocks ranging from six to 12 storeys. Alongside new homes, the plans include a childcare facility, arts, cultural and community spaces, landscaped communal and public open spaces, play areas and cycling infrastructure.
The housing mix features 91 studio, 190 one-bedroom and 283 two-bedroom apartments. If approved, Block 1 would rise from 10 to 12 storeys and deliver 253 homes; Block 2 would be nine storeys with 90 homes; and Block 3 would range from six to eight storeys with 221 homes. A childcare facility with an external play area is proposed at ground level in Block 1.
Four cultural, community and arts spaces are planned across the blocks. A landscaped communal area with a play space is included, along with a public open space and a second play area to the north-east of the site.
The scheme is designed to help create a sustainable residential community, offering attractive amenities for residents and the wider neighbourhood.
Active travel is a key focus, with more than 1,100 bicycle parking spaces for residents, an additional 32 for non-residential uses, a new mobility hub and 177 car parking spaces, including 10 car-club spaces. Seven motorcycle spaces and two service bays are also proposed.
The application has been submitted to Dublin City Council. Subject to a grant of planning permission, construction is targeted to begin in H1 2028.
John Coleman, Chief Executive of the LDA, said: "The submission of this planning application represents an important step towards delivering 564 new homes in a closely connected community in Ballymun. The proposals combine a good housing mix with childcare, community, arts and cultural facilities, and significant open spaces for the community.
"Ballymun is a well-established and close-knit community, and our plans have been designed to support its continued growth. We look forward to progressing the application through the planning process."
